Local Realtor Developed a Passion for ‘San-Topia’

When Stacy Scribner steps out of her vehicle onto a gravel path leading to a Lake Nasworthy property, she knows she’s not just showing a house — she’s introducing someone to a new chapter in their life.

Scribner, a licensed real estate agent with 17 years of experience, currently works with M&M Ranch Land Investments, helping families, individuals and investors navigate the Concho Valley housing market. While she specializes in lakefront properties, her expertise spans far beyond the shoreline.

“I help clients with everything from starter homes and townhouses to ranch land and waterfront estates,” Scribner said. “Every property has a story, and every buyer or seller has a unique goal. My job is to listen first, then guide them through the process.”

Her reputation for lake properties is well-earned — she and her family live on Lake Nasworthy, and she knows the ins-and-outs of waterfront living.

But she’s just as comfortable helping a first-time buyer find a home in town or assisting a couple looking to downsize in a quiet neighborhood.

“I don’t limit myself to any one type of listing,” she said. “That’s one of the things I love most about this job — every day is different. One day I’m showing a new construction home in Southland, the next day I’m walking a few acres with a ranch buyer.”

Scribner’s journey into real estate began with a passion for helping people find their place.

But after relocating to San Angelo in 2022, she quickly fell in love with the community. She often says there’s nowhere she’d rather live, and her deep affection shines through in everything she does.

She even affectionately refers to San Angelo as “San-Topia.”

“I know it sounds cheesy,” she said with a laugh, “but I really believe San Angelo is a hidden gem. There’s just something about the people, the pace; the quality of life here. To me, it’s San-Topia.”

She began her career in general residential sales, hosting open houses, and learning the market one street at a time. Over time, her personal connection to the lake community helped shape her niche, but she’s always kept a broad focus on serving the entire region.

“There’s definitely something special about lake living, and I enjoy helping people discover that,” Scribner said. “But I’ve worked with families all over the Concho Valley — in town, out in the county, on big lots or small ones. My goal is to be a resource, no matter what kind of property someone is looking for.”

She also helps educate buyers about the unique aspects of specific types of property, whether it’s understanding city zoning laws, assessing well and septic systems on rural land, or navigating the complexities of lakefront ownership.

“Every property type comes with its own set of questions,” she said. “I try to prepare my clients for all the little things they may not think about at first.”

Scribner works with buyers and sellers from across Texas and beyond, including transplants from larger cities looking for a slower pace and more space.

“I’ve helped people relocate from Dallas, Austin and even out of state,” she said. “Some want to be near the lake, some want land, and some just want a peaceful neighborhood close to work and schools. That just shows that San Angelo has a lot to offer.”

Outside of real estate, Scribner enjoys spending time with her two dogs, Piglet and Peanut, and exploring new restaurants around town with her husband, Patrick.

She’s also passionate about decorating her home with beautiful antique finds, curating each space to feel warm, inviting and full of character. Her home reflects her creative spirit — a blend of timeless pieces and personal touches that make every corner feel special.

When asked what keeps her motivated after nearly two decades in real estate, Scribner doesn’t hesitate.

“It’s the people here,” she said. “Whether it’s a first-time homebuyer, a military family relocating, or someone selling a home they’ve lived in for 30 years — being a part of that transition is what makes this job meaningful. I just feel lucky that I get to help people find where they belong— especially here in San-Topia.”
